About Streamlined Education Co.
Streamlined Education Co. is a short-term rental coaching and mentorship company founded by Madeleine Raiford-Holland. We teach people how to buy, launch, and run short-term rentals that operate on systems instead of on the owner — whether you are looking at your first property or already managing several.
That last distinction is the whole company. Most short-term rental education is written for someone who has never done it. Ours is built for two people at once, and they need different things.
Who is Streamlined Education Co. for?
Two people. The first is buying their first short-term rental and needs to pick a market, run the numbers, and not make an expensive mistake in the first ninety days. The second already owns properties, is running all of them personally, and needs the business to stop depending on them.
Both end up in the same place — a portfolio that runs on systems, a team, and software rather than on the owner's calendar. They just start from opposite ends of the problem.
If you are somewhere between the two, that is normal, and it is what the application conversation is for.
What are the three ways into short-term rentals?
Owning, arbitrage, and co-hosting. Owning means you hold the property and the equity, appreciation, and depreciation that come with it. Arbitrage means you lease a property and sublet it short-term. Co-hosting means you run someone else's property for a share of the revenue. All three work. They cost different amounts to start.
We teach all three, and we are unusually direct about which one fits you — because the honest answer is often not the one that sells the most expensive program. Owning is the destination we recommend and the one the tax code rewards. It is also the one that requires the most capital, and telling someone to buy before they can is how people get hurt.

Who runs Streamlined Education Co.?
Madeleine Raiford-Holland founded the company and leads it. She operates a multi-market luxury short-term rental portfolio and has mentored thousands of clients through buying, launching, and systematizing their own. She is not the whole company — there is a team behind the mentorship, and you work with them too.
She also hosts The Luxe and the Short of It, a podcast on short-term rental investing, operations, and the parts of the business nobody puts in a highlight reel.
What programs does Streamlined Education Co. offer?
Three mentorship tiers plus workshops, live office hours, and in-person retreats. The tiers differ by scope and access, not by whether you get the "real" version — every program is complete for what it covers. Which one fits depends on where you are starting and how much you want done with you rather than by you.
Pricing is published rather than gated.
Does Streamlined Education Co. actually work?
The honest answer is that it works for people who do the work, and we would rather show you than argue about it. Student results are published with names and faces attached, including the ones who took the slower path. Read them, then decide whether these are people whose starting point resembles yours.
Where has Streamlined Education Co. been featured?
Madeleine has appeared on podcasts, panels, and in press coverage on short-term rental investing, tax strategy, and building an operation that runs without the owner in it.
How do I work with Streamlined Education Co.?
Mentorship starts with an application and a conversation, not a checkout page. That is deliberate — the programs only work when the fit is right, and a short call establishes that faster than any sales page. If you are not ready for mentorship yet, the workshops and free resources stand on their own.
