How do I use social media to get bookings for a short-term rental?

Repurpose what already exists in your market instead of creating everything yourself. Tina reshares other creators’ content about the area to her story, uses her professional listing photos as her content library, and builds reels from Instagram’s own templates. Their listing hit Guest Favorite and Superhost within two months of going live.

 

Who are Brian and Tina?

Brian and Tina are Streamlined Education Co. private mentorship clients who own a short-term rental just outside Yosemite National Park in California. They started working with the team in October, purchased in February, and went live roughly two months later.

Brian spent 13 years in the solar industry before a change forced them to rebuild their income around something they could run as a family. Their first move was to get mentorship rather than to start looking at properties.

How long did it take them to find the right property?

Four months of active searching. They started open to anywhere in the country and worked through the Great Lakes, coastal Carolina, and college towns before landing back in Southern California near Yosemite — a place that already meant something to their family and that they could both afford and make a return on.

They purchased in February, spent about a month renovating, and then a second month furnishing it. The furnishing month was originally planned as one week.

“It took us four months to get there. And they were super patient, like as we bounced around the world… and then, you know, each step of the way, they’re kind of holding their hand and pumping us through it and really accelerating the progress we could make for that.”

How fast did the first booking come in?

Within the first two days of the listing going live — and it went live by accident. Brian published the listing before he intended to and the booking arrived anyway. Bookings stayed consistent from that point and the first month exceeded what they had projected for it.

Two months in they had Guest Favorite status, Superhost, 13 reviews, and all of them five-star.

What is Tina’s actual social media process?

She does almost no original creation. Yosemite is a heavily documented destination, so she finds pages already publishing local content, adds those posts to her story, and lets the original creator get the credit and the reach. The creators tend to engage back, which compounds it.

For her own feed she works from the professional listing photography, then uses Instagram’s built-in templates — plus sign, reel, templates — which handle the editing automatically from a batch of photos or clips.

“I leverage a lot of what’s already out there and I repost other creators’ information… I do a lot of repurposing. I am not an original creator.”

Do I need to be good at social media to do this?

No. Tina is the social media half of the partnership and Brian only uses LinkedIn. The skill that matters is not creative output, it is consistency and a willingness to copy what already works — including from other hosts in completely different markets, since you are not competing with them.

What do they say actually drives the reviews?

Treating it as hospitality rather than as real estate. Brian’s stated goal is to make a friend of every guest who messages, on top of the automated sequences they were coached to build. The automation handles volume; the deliberate personal messages handle the review.
