How do I know if a market I love is actually a good investment?

Run the numbers on it after you fall in love with it, not instead. Who is Erica?

Erica is a Streamlined Education Co. mentorship client who lives in Florida and owns a short-term rental in Blue Ridge, Georgia, with her husband Mark. She stepped down from a full-time role in hospitality the year they started, and hospitality was already her professional background — the part they knew how to do.

Buying and operating was the part they did not. They had been watching Zillow for close to a year with no working sense of what price range was even relevant to them.

How long did it take from joining to closing?

Two months. They joined the program on June 1, went under contract on July 3, and closed on July 30. They went under contract on a second cabin roughly ten months later and were in due diligence on it at the time of this conversation.

What changed between the first purchase and the second?

They knew what to look for. The plan for property two had been something small, and the numbers did not support it, so they bought another large cabin instead — a decision made against data rather than against the plan. The second property has around 900 feet of trout stream frontage, which is a market-specific value driver in that area rather than a general preference.

Can you own a short-term rental in another state?

Yes, provided you build the local team before you need it. Erica and Mark live in Florida and their property is in Georgia, so driving to a guest problem was never an option. The handyman and the cleaner had to be in place from day one rather than found during the first emergency.

Does hosting mean being on your phone constantly?

It did not turn out that way for her. Erica expected to be permanently on call and worried about missing a guest message. With the pre-written guest information sequences going out automatically, guests rarely come back with additional questions, and she has not had a middle-of-the-night call — and if she did, the local team handles it.
