Should I switch from a property management company to managing my short-term rental myself?

You can, and you can do it without losing bookings. Build your property management software, listings, and local team first, while the management company is still operating the property. Give notice only once the new setup is ready. Jackie and her husband did this and relaunched nearly fully booked.

 

Who is Jackie?

Jackie is a Streamlined Education Co. Elevate client who owns a cabin near Lake Lure, North Carolina, about 45 minutes from her home outside Nashville, North Carolina. She is a physician assistant and her husband is a physical therapist, both full-time, both working from home.

They bought the cabin in 2021 in an area they had vacationed in for years. With two demanding careers and young children, self-managing never seemed realistic, so they handed it to a property management company and left it alone for a couple of years.

What made them take it back?

A renovation and the realization that they already had the one thing self-management requires: access to a phone during the day. Both of them work from home. The renovation started as a cosmetic refresh, grew into a full remodel — kitchen, upstairs, finished basement with a game room and bunk room, plus a multi-level deck and hot tub — and the relaunch became the natural moment to change how it was run.

What is the actual process for leaving a property management company?

Sequence it so the two never overlap badly. Read your management contract first, then build out your property management software and your own listings while the company is still running the property. Most contracts let the existing company honour bookings already on the books but stop taking new ones, so you go live on your own system with no gap in revenue and nothing left to scramble for after you give notice.

The technical setup itself — property management software onboarding, damage protection, channel connections — is a couple of weeks of work if you push it straight through. Jackie’s took longer only because they were waiting on photography and the last of the construction.

How did the relaunch perform?

Within a couple of weeks of going live in August, the calendar was nearly full through the autumn with bookings already landing in spring and summer. The guests arriving were the guest avatar they had defined during the program rather than whoever happened to book.

Is self-managing as much work as it sounds?

Less, in her experience, provided the setup is done properly first. Jackie had been so far removed from the property under management that all of it was new to her, and what surprised her was how little day-to-day lift it takes once the integrations are in place. Cleaning was her specific worry, in a high-volume rental area, and the turnover software resolved it.

Why does she say the setup mattered more than the launch?

Because they are planning to add properties, and everything is now named and structured to carry more than one. They built a brand and an umbrella company name rather than a single-listing setup, so the next property does not require renaming accounts and rebuilding email.
