How do I confidently launch my first short-term rental when I don’t know what I don’t know?
You don’t have to figure it all out on your own. When Jenny was preparing to launch her first short-term rental, she knew she wanted guidance from people who had already done it. Who is Jenny?
Jenny and her husband purchased a home along the Potomac River that came with a small riverside cabin. They originally envisioned using the cabin as overflow space when family visited, but they also saw the opportunity to turn it into a short-term rental.
They wanted to preserve the rustic character that made the cabin special while creating a comfortable experience guests would actually want to book.
As they prepared to launch, Jenny found Streamlined Education. She had never operated a short-term rental before and quickly realized there were a lot of things she simply didn’t know yet.
Why did she decide to join the mentorship?
Jenny describes herself as a “recipe follower.”
She didn’t want to piece together advice from different places and hope she was doing everything correctly. She wanted proven systems and practices she could follow as she learned the business.
“I really feel like I can't walk into this solo because I don't know what I don't know.”
What stood out to her about the program was that the systems and practices gave her a recipe to follow as she stepped into a world that was completely new to her.
What happened after she launched?
Like a lot of new hosts, Jenny didn’t suddenly feel completely confident the moment her listing went live.
In fact, after receiving her first booking, she panicked.
She temporarily closed the calendar for May because she didn’t feel ready. She used that time to continue preparing, reopened the property, and went on to receive approximately 17–18 bookings between June and September, with many of those reservations falling on weekends.
And instead of stopping there, she was already thinking about the next layer of her business: getting more comfortable with PriceLabs, improving weekday occupancy, and identifying guests such as remote workers and homeschooling families who could help fill those gaps.
What happens when something comes up that you weren’t prepared for?
That is where Jenny says having support became especially valuable.
When a guest held a large party at the property without telling her, Jenny felt completely thrown for a loop.
Instead of having to figure out how to handle it alone, she went to the Slack community, asked questions, and received guidance from the Streamlined team throughout the weekend.
“I’m not made for this.”
That was how the situation felt in the moment. But Jenny says Chena walked her through how to handle it over the course of the weekend.
The mentorship wasn’t just information Jenny consumed before launching. It became somewhere she could turn when the real-world situations no course can completely predict actually happened.
Is the value only in learning from the coaches?
For Jenny, no.
One of the things she values most is being surrounded by other hosts who are asking questions she may not have even thought to ask yet.
She learns from the coaches and office hours, but she also learns by watching other members bring their own situations and questions to the community.
“I’m learning not just from the coaches or from the office hours or whatever, but it’s just like we’re learning from each other.”
Sometimes another member asks a question and Jenny realizes, I didn’t even think about that.
That shared learning has allowed her to benefit from other hosts' experiences while navigating her own.
What does Jenny say about the value of the program?
For Jenny, it comes down to one word:
Invaluable.
“This program is invaluable. I fully believe I would still be struggling along just trying to figure things out.”
Rather than trying to solve every new challenge by herself, Jenny has been able to walk alongside people who have been there before—and alongside other hosts working toward similar goals.
What is her advice to someone considering the mentorship?
Jenny and her husband had their own conversations about whether joining was the right decision.
Looking back, she’s glad she trusted her instincts.
“I’m so glad that I listened to my gut and I did this Elevate program.”
Her perspective is simple: if you have questions, why struggle through figuring everything out alone when you can learn alongside people who have already walked the road before you?
“We all have the same desires and goals and like, let’s just do it together instead of doing it by ourselves.”
